Price Trends on the Left Bank of Lake Zurich: Some Homeowners Are Sitting on a Hidden Treasure

of Lake Zurich.
In our day-to-day business, we clearly see that the 0.2% increase in condominium prices reported by Wüest Partner for the region
in the past quarter must be viewed strictly as an average. Price growth is not uniform across all municipalities; currently, properties
in Horgen and Wädenswil are benefiting the most. At the same time, even in these markets, certain homes are experiencing price
stagnation - or in some cases, slight declines. This primarily affects properties requiring renovation. The reason: with the
elimination of the imputed rental value tax, older properties no longer offer tax advantages, as value-preserving renovations and
energy-efficiency investments are no longer tax-deductible. In addition, many buyers consider the benefits of new construction
- modern floor plans, customizable interior finishes, and state-of-the-art building standards - well worth the approximately 20%
premium in price per square meter.
