Summary
Despite the small number of responses, we can see that motivations in the luxury property market in Greece re昀氀ect those of
the broader global picture, with priorities placed on lifestyle improvement and downsizing with a preference for outdoor space
and privacy and safety. Despite opportunities in Greece to obtain residence through investment, citizenship/ residency is not
a leading motivation among buyers in the survey data. Greece supports lifestyle related motivations through competitive
property prices across a wide variety of landscapes from Athens to the Aegean islands. Unlike other markets, our advisors
indicated that prestige has also been a key motivative factor in luxury property purchases.
"Over the past 12 months, there has been a clear shift toward lifestyle-driven purchases,
not only among Greek buyers but also from international clients seeking stability,
security, and long-term residence in Athens’ most prestigious neighborhoods. Psychiko
and Filothei in particular are attracting families who prioritize quality of life, proximity
to international schools, and elegant, low-density surroundings. At the same time, we
are seeing the emergence of a few carefully planned new development projects — a rare
occurrence in these traditionally established areas — which are creating renewed
interest and competition. However, supply remains extremely limited, especially for
high-quality, well-positioned properties, making this a strong seller’s market."
