numbers. You’ll receive a curated neighborhood short list with drive-time
maps, sample comps, and lifestyle notes, plus a proposed travel calendar
for your visit (or virtual tours if you’re remote). The goal: align expectations,
secure financing, and define a search brief that saves time.
30–45 Days Out
Touring, Short-List, Offers, Inspections. Your private tour itinerary is
sequenced for efficiency and context. At each home, we pair what you see with
what you need to know—recent comps, pricing dynamics, tax/HOA
considerations, age/condition, and likely nearterm improvements. As your
short-list sharpens, we model offer strategies (price, terms, timelines, and
risk) and negotiate with certainty n mind, not just price. Once under contract,
we orchestrate inspections (general + specialists as needed) and deliver clear
summaries with red/yellow/green flags and cost ranges so decisions are
simple.
2–3 Weeks Out
Logistics, Utilities, & Insurance. With contingencies behind you, we shift to
setup. Our team books vetted movers, confirms elevator or dock reservations
(when applicable), binds homeowners and umbrella insurance, and activates
utilities and services—power, gas, water, trash, internet, security, pest, landscaping, and cleaning. We handle the practicalities—change-of-address, mail
forwarding, vehicle and pet registrations—and share a first-week essentials
checklist so day one feels turnkey, not start-up.
Closing Week
Walk-Through, Funds, Keys & Move-In Plan. We lead the final walkthrough to
verify repairs, conveyances, and condition; coordinate funds to close and wire
confirmations; and review the settlement statement line by line. Handover
includes keys, remotes, gate/fob access, alarm codes, manuals, and key
ontacts. Your move-in plan staggers critical vendors (movers, AV/smart home,
window treatments, painters, Wi-Fi) to minimize downtime and keep the first
48 hours calm and organized.
